Individual SEAI grants

Attic insulation

SEAI lists fixed attic insulation amounts by dwelling type: detached EUR2,000, semi-detached or end terrace EUR1,500, mid-terrace EUR1,400 and apartments EUR1,100. Eligible first-time buyers or qualifying welfare recipients can receive higher attic support: detached EUR2,500, semi-detached or end terrace EUR1,900, mid-terrace EUR1,800 and apartments EUR1,400.

The home needs an MPRN and must meet SEAI property rules. SEAI also says the attic grant is not open where the MPRN has already received previous attic insulation funding. You must use an SEAI-registered contractor.

Wall insulation

Wall insulation includes cavity wall insulation, internal insulation or dry lining, and external wall insulation or wrap. SEAI grant amounts vary significantly by method and dwelling type, with the highest standard amount currently shown for external wall insulation on a detached house.

SEAI says wall insulation generally requires a whole-surface solution, and some homes that previously received wall insulation support may now apply for a second wall measure under specific rules.

Windows and doors

SEAI lists window grant amounts by dwelling type: apartment EUR1,500, mid-terrace EUR1,800, semi-detached or end terrace EUR3,000 and detached EUR4,000. External doors are listed at EUR800 per door, with a maximum of two qualifying doors.

This is not a simple "replace any window and get the maximum" grant. SEAI says the home must meet specific property, insulation, U-value and post-works BER or Heat Loss Indicator requirements. Existing attic and wall insulation can affect whether the windows and doors support is available.

Heat pumps

SEAI describes the heat pump system grant as a package that can reach up to EUR12,500 depending on dwelling type, system and qualifying measures. The package can include heat pump support, central heating system upgrade support where required, and a Renewable Heat Bonus where a fossil-fuel or electric storage heating system is being replaced.

Heat pump suitability is technical. Check assessment requirements, heat-loss requirements, heating distribution, hot-water setup and contractor requirements before assuming the grant applies.

Solar PV

SEAI lists solar PV support as EUR700 per kWp up to 2kWp, then EUR200 for every additional kWp up to 4kWp, capped at EUR1,800. SEAI says the home needs an MPRN, must have been built and occupied before 2021, and must not have previous solar PV funding at that MPRN.

Heating controls

SEAI lists heating controls support up to EUR700. This is aimed at improving control of heating and hot water schedules. It may be relevant where a full heating-system change is not the right first step.

Solar water heating

SEAI lists solar water heating support up to EUR1,200 for eligible solar thermal hot-water systems.

Can you get an SEAI grant?

SEAI grant eligibility can depend on the grant type, year the home was built and occupied, dwelling type, previous grants, existing insulation, BER or technical performance, heating system, contractor, MPRN and property ownership or use.

How to apply for an SEAI grant

1. Decide which upgrades you want.
2. Check your property's eligibility for that specific upgrade.
3. Get quotes from appropriate SEAI-registered contractors.
4. Apply for the grant through the required SEAI route.
5. Wait for grant approval before starting qualifying works.
6. Complete the work within the applicable grant-offer period.
7. Complete BER or documentation requirements where applicable.
8. Submit the required paperwork and receive the approved grant payment.

Does SEAI give grants for new boilers?

SEAI says it does not currently provide grants for new or replacement fossil-fuel boilers such as gas or oil boilers. Relevant alternatives may include heating controls, heat pump support, insulation or other energy-efficiency upgrades.

This matters because "boiler grant" searches often mix fossil-fuel boiler replacement with low-carbon heating support. Check the specific SEAI page before planning work.

First-time buyers and SEAI grants

SEAI has enhanced attic insulation support for qualifying first-time buyers of existing homes. SEAI states the buyer must own and live in the home, the home must have been built and occupied on or before 31 December 2010, and the property must have been purchased on or after 1 January 2025.

This is not a universal "first-time buyer SEAI grant". The enhanced first-time buyer support described by SEAI applies to the attic insulation measure.

Low-income and welfare support

There are two separate ideas to keep clear. First, enhanced individual grant rates may apply to qualifying households for specific upgrades such as attic insulation and cavity wall insulation. Second, the Warmer Homes Scheme is a fully funded route for qualifying owner-occupiers receiving certain social welfare payments.

Do not assume qualifying for one route automatically means you qualify for the other. Check the SEAI Warmer Homes page and the individual grant page for the exact measure.
